Shingle roofing

Shingle Roofing in Pembroke Pines

Architectural shingles rated for 130 mph winds, fastened the HVHZ way — six nails per shingle, sealed starter courses, and a real secondary water barrier.

What makes a shingle roof survive South Florida

It's not the brand on the wrapper — it's the installation. In the High-Velocity Hurricane Zone, wind performance comes from the details:

  • Six nails per shingle, placed in the reinforced nailing zone. (Four is the minimum elsewhere; six is the HVHZ requirement.)
  • Sealed starter courses and proper tab sealing, so the first wind event doesn't start peeling courses from the eave.
  • A secondary water barrier on the deck — the layer that keeps water out if shingles are ever lifted or torn.
  • New flashing at every penetration, because dried-out sealant and corroded metal cause more leaks than the shingles themselves.

We install architectural (dimensional) shingles from the leading manufacturers — GAF, Owens Corning, CertainTeed class products — with wind ratings around 130 mph when installed to their high-wind specifications. The product approvals (NOA / Florida Product Approval with HVHZ designation) go on your permit.

Lifespan and cost, honestly

In South Florida's sun, architectural shingles realistically last 15–25 years — not the 30 years on the brochure. What ages them: UV granule loss, thermal cycling, and seal strips that stop resealing after wind events. Installed cost in Broward County runs $500–$950 per square (100 sq ft), including tear-off, HVHZ-required components, permit, and disposal.

Shingles are the most economical way to get a code-compliant new roof, and a new shingle roof with a fresh wind mitigation inspection can cut 25–45% off the windstorm portion of your homeowner's premium. See the installed cost ranges in our roof cost guide.

When shingles are the right call

  • Your HOA allows them (some Pembroke Pines communities are tile-only — we check first).
  • You want the lowest compliant installed cost.
  • Your roof geometry is straightforward — hips and gables, which describes most of Pembroke Pines.
  • You're planning on the 15–25 year horizon rather than a lifetime roof.
How long do shingles last in Florida really?

A: 15–25 years for architectural shingles in South Florida conditions. The warranty number on the package assumes ideal conditions; our sun, heat cycling, and storms are not ideal conditions. We'll give you an honest remaining-life read on your current roof.

What's the difference between 3-tab and architectural shingles?

A: Architectural (dimensional) shingles are thicker, multi-layered, and carry higher wind ratings — they're the standard for replacements here. 3-tab is largely obsolete for our wind zone.

Will my insurance accept a shingle roof?

A: Yes — when it's new and documented. Note that insurers look hard at shingle roof age: Florida's 15-year rule (§627.7011) and Citizens' 25-year underwriting line both key off roof age, which is one more reason to keep your permit and inspection paperwork.

Do dark shingles make the house hotter?

A: Somewhat — lighter colors and "cool roof" rated shingles reflect more heat. If attic heat is a concern, we'll discuss ventilation and color options during your inspection.
